This is not an agency. It's a guide written by someone who lives in the Aburrá Valley full time and has watched a lot of foreigners buy well and a few buy badly.
Why this exists
English-language content about Colombian property is mostly written by people selling Colombian property, or by people who have never been here. The first group won't tell you what's wrong with a building. The second gets the law wrong — there are sites still quoting investor visa thresholds that stopped being accurate two January decrees ago.
The gap is straightforward: nobody was writing the version a friend who lived here would tell you over coffee. That's what this is.
How the money works
Stated plainly, because you should factor it in. You pay nothing. If you buy through a broker we introduced you to, that broker shares part of their commission with us. That's the only revenue on this site — no listing fees, no paid placement, no charge to you at any point.
The obvious consequence: we make money when you transact. So read our suggestions the way you'd read anyone's who gets paid on a close. The counterweight is that a referral business only survives on repeat broker relationships, and brokers stop taking your introductions fast if you send them people who shouldn't be buying.
What we're not
- Not a real estate agent. Colombia doesn't license them, and we don't act as one. We introduce, the broker represents.
- Not a law firm. We'll tell you what an estudio de títulos should cover. You hire your own lawyer — ideally one with no connection to the seller or the broker.
- Not a tax adviser. Cross-border tax between the US and Colombia is genuinely complicated and worth paying a professional for before you buy.
- Not an escrow service. We never hold your money.
On accuracy
Peso figures on this site are tied to the minimum wage, which changes by decree every January, and dollar equivalents move with the exchange rate. Both get reviewed and restated rather than left to quietly rot. Everything here was last verified 11 August 2026. If you find something out of date or wrong, tell us — that's a favour, not a complaint.
